The 92/H site is located within the Lents Town Center Urban Renewal Area, one of eleven Urban Renewal Areas within Portland. The project site is situated on approximately 3.5 acres of land located at the southeast corner of SE 92nd Avenue and SE Harold Street. The site, which is owned by the Portland Development Commission (PDC), is zoned Central Employment (EX) which allows for mixed-use development.
With construction of TriMet’s new MAX Green Line and the SE Foster Road/Lents Town Center Station due to be completed in September 2009, this project site will be an opportunity to create a catalytic Transit Orientated Development (TOD).
In February 2009, the PDC team will release the terms and conditions of the Request for Qualifications (RFQ) process for the 92/H.
The PDC envisions a high quality, community-orientated mixed use project that includes both mixed-income residential and commercial uses, is woven into the existing neighborhood, is a model of innovative sustainable infill development, and is constructed to meet environmental performance standards at the highest level that is economically feasible.

TriMet’s Green line MAX, High frequency bus service on SE Foster/ Woodstock, I-205 interchange within a ¼ mile, adjacent to bike/pedestrian trail that leads to the Springwater Corridor (east/west pedestrian trail from Boring to Portland).

Traffic Trip Cap
Future redevelopment on 92/H will be subject to a traffic trip cap such that the development program and land uses many not generate more than 310 PM Peak Hour automobile trips. The downloadable spreadsheet below contains formulas that allow you to tweak the programming mix to see how many PM Peak Hour trips will be generated in a potential development scenario.

Lents Town Center Redevelopment Feasibility Study (8MB PDF)
The PDC is completing work with a consultant team consisting of THA Architecture, Marketek, Inc., Kittelson & Associates, and ED Hovee to look at potential redevelopment scenarios for the Lents Town Center. These scenarios are intended show how redevelopment might transform the Lents Town Center over the next 15 to 30 years.
These scenarios are merely conceptual and do not prescribe any specific uses or locations for development. Rather, they suggest potential opportunities to enhance the existing pedestrian environment, extend the street grid, and capitalize on the diverse history and character of the neighborhood.
TriMet’s New Green Line Max Station
Construction is under way for a new 6.5 mile MAX line along I-205 between Gateway Transit Center and the Clackamas Town Center.

At a public open house hosted in late 2007, attendees were asked to answer a series of questions about site opportunities and constraints, transportation concerns, sustainability considerations, and preferred development types.

At a public open house in late 2007, over 30 attendees expressed their thoughts and opinions on future redevelopment at 92/H. - Below are both a Phase I Environmental Site Assessment and a Geotechnical study for the 92/H site. Please note that these are older documents and some information may be out of date.
What is going to happen on the site?
PDC is releasing a Request for Qualifications (RFQ) for interested developers. Together, the PDC and the selected development team will explore ideas for the variety of uses that could go on this site, which may include any mix of office, retail, and housing.
How can I be involved?
Several public meetings will be scheduled at which you can provide input and learn more about this study. You will receive a notice in the mail with dates for these meetings.
When might development occur?
Depending on market conditions, the 92/H site could see development occur within the next 2-3 years.
What will happen to the Boys and Girls Club?
The Boys and Girls Club will remain in its current location and will be involved in the planning of any redevelopment project at this site.

Portland Development Commission acquired the current site of Lents Little League (LLL) at SE 92nd and Harold St. in 1999 for redevelopment and continuing revitalization of the Lents Town Center URA. Since 2004, PDC has been working with Portland Parks and Recreation (PPR), the Bureau of Environmental Services and the community to find a new site for LLL. Lents Park was chosen as the new home to take advantage of its central location and existing facilities that can be improved to accommodate increased use. LLL will begin using its new facilities in April 2009. The Portland Metro Softball Association and the Portland Amateur Baseball Association have modified their season schedule to allow the Lents Little League to also use Lents Park in the interim.
The following improvements are underway to accommodate the Lents Little League, as illustrated in the diagram below:
- Construction of a new T-ball field with a backstop and bleachers;
- New lighting for parking lots on the East and West side of Lents Park;
- New bleachers, accessible restrooms and an accessible ramp and upgrades to the field lighting, concession area and press box at Walker Stadium;
- New bleachers, backstops, accessible spectator areas, fencing and upgraded lighting for two existing ball fields; and
- Installation of a new accessible path with path lighting
