Pardee Commons Grand Opening
On September 18, the Portland Development Commission (PDC), Albina Community Bank, Cityhouse Builders LLC, and Proud Ground will hold a grand opening celebration for Pardee Commons located on the corner of SE 122nd Avenue and Pardee Street in the Lents Urban Renewal Area. This ten-unit homeownership project combines deep affordability and sophisticated green building. With certifications pending as Earth Advantage Platinum and Oregon High Performance Homes, Pardee Commons brings comfort, efficiency, and affordability to buyers.
“This project is really on the cutting edge, combining long term affordable homeownership and superb sustainable features. For the owners these homes will not only be relatively inexpensive to get into, but also inexpensive to operate over the long term. ” said PDC’s Senior Project Manager Karl Dinkelspiel. “Cityhouse has really raised the bar on what can be accomplished in an affordable homeownership project.”
The combined efforts of multiple partners made these homes a success. “We’re very gratified to work with Proud Ground and PDC. Their commitment to efficient and sustainable building has given us a great opportunity to learn. They’ve been outstanding partners,” commented Cityhouse owner Tom D. Walsh.
The project’s sustainability is also recognized in this year’s Portland “Build It Green” tour: http://www.portlandonline.com/bps/index.cfm?c=41893. On Saturday, September 19, the project will be one of just eight Southeast Portland projects on the tour.
Home styles at Pardee Commons include three-bedroom detached homes with basements and two-bedroom townhomes with garages. The average prices for these homes are $127,299 for townhomes and $154,399 for detached homes. Highlights of the sustainable elements of this project include:
- Energy Efficiency Features: Ductless heat pump system (mini-split), Energy Star lighting and appliances, advanced framing, efficient glazing and exterior rigid foam insulation.
- Renewable energy production: Solar thermal panels for heating water, photovoltaic solar panels for generating electricity.
- Climate responsive building envelope: Rainscreen system, extended eaves, exterior rigid insulation, fully insulated basements, advanced window/door flashing system.
- Healthier Indoor Air Features: Heat recovery ventilators, house tightening measures, slab on grade foundation, urea-formaldehyde free subfloor, low VOC paints, hard floors throughout: Marmoleum and maple.
- Reduced environmental impact: Shared court design, permeable masonry paving stones stormwater control, native and/or edible landscaping, access to public transit, infill lots.
- Affordable home ownership: In partnership with Proud Ground these homes will be permanently affordable to families earning 50-80% of area median income.
